Your lease is coming up. Sell, or rent it again?
You own a rental in a neighborhood I work in, and lease renewal is the natural time to ask the question. I'd like to help you answer it with real numbers.
What I'll put together for you
A side-by-side: what the home would likely sell for today based on closed sales nearby, what it would rent for on a new lease, and the costs on each side, including vacancy, make-ready, taxes and the capital gains picture you'd want to run by your CPA. One page, no fluff.
If you decide to sell
I can work with your tenant's timeline, including showing the home respectfully while it's occupied, or listing it right after they move out. Sometimes the tenant wants to buy it, and that's the cleanest sale there is.
If you decide to keep it
Then you'll have a current rent number and a value you can use for your own planning, and I'll check back when the next lease comes around. No hard feelings.
Request the comparison
Tell me the property address and I'll get started. It usually takes me two or three days to do it right.
